Salary: Salary Commensurate with experience (Minimum $49,446) / Annual Stipend of $4,850 in addition to the salary

MAJOR FUNCTION:
The Maintenance Foreman - Unclassified coordinates and manages all aspects of maintenance and repair functions in the Upper Darby School District (UDSD). This is a supervisory position that requires the ability to implement solutions utilizing UDSD personnel or contracted resources. Monitor incoming and completing work orders. Develops, implements, and tracks budget and procurement processes. Provides professional consultation or assumes lead role in all aspects of maintenance and repair functions at building levels. Works closely with other Operations Division personnel, UDSD staff and school administrators to ensure seamless communication and execution.
ESSENTIAL FUNCTIONS: Employee must have the ability to perform the following essential functions on a timely basis with or without reasonable accommodations:
- Enure all stakeholders in the District are aware of the work order process trhough the work order management system. Responsibilities of each stakeholders are as following:
- Custodian or building principals to initial,
- Building principals to approve building level work orders,
- Maintenance Foreman to review and approve work orders,
- Maintenance Foreman to assign the work orders to appropriate parties,
- Custodians to ensure the work orders are closed, and
- Maintenance Foreman to approve the completed work.
- Note: Workflow may change
- Assign priorities to each work order and schedule them appropriately.
- Establish guidelines for measuring quality of work accomplished.
- Ensure each work order is closed out properly. Vital information, such as man hours, supplies cost, before and after pictures and contractor information, must be included before the work orders are properly closed out.
- Research, review, correct, and compile a variety of information for accuracy and completeness.
- Visit work sites to evaluate the requirements to complete a work order or to evaluate the completed work order.
- Procure supplies and contracted services using approved vendors and established procurement protocols to obtain the best value for each job.
- Work with purchase order requisitioners to ensure all works assigned to contractors are accounted for. The estimates must be received prior to work being worked on.
- Introduce new companies to the Upper Darby School District
- Establish Key Performance Indicators, such as completion timelines and outstanding work order counts, and report out to the management team in the Operations Division.
- Review cost savings opportunities for items being repaired.
- Respond quickly and efficnently to inbound work orders.
- Manage a maintenance/repair projects, such as HVAC equipment repair project, for the Operations Division.
- Oversee UDSD mechanics and monitor each mechanic’s productivity to ensure work orders are getting completed as scheduled.

QUALIFICATIONS: To successfully perform this position, a person must be able to perform each primary duty satisfactorily. The qualification requirements listed below represent minimum levels of educational achievement, training, skills, and/or ability necessary.
- Experience in property management in K-12 or education environment
- Working knowledge of building trades
- Good written and oral communication skills.
- Computer skills specifically in; Word, Excel, Outlook, Power Point or compatible programs, such as work order management system or use of facilities system.
- Ability to interact and work collaboratively with members of the community, Township officials, parents, athletic directors, and other stakeholders
- Must have valid driver’s license to operate a motor vehicle in the state of PA and possess an acceptable driving record.
- Have the ability to operate various equipment required to complete work orders
- Ability to work unscheduled hours typically associated with managing dustodian/snow removal or other unforeseen emergences, including snow events.

- Work is generally performed in both indoor and outdoor environments, with frequent interruptions and irregularities in the work schedule. When working outdoors, may encounter varying terrain (some potentially hazardous) in all types of extreme weather conditions and involves potential exposure to pesticides and various chemicals, blood borne pathogens, and diseased animals.
- Responsibilities can require very early and late hours, including possible weekends due to management of unpredictable weather-related events and emergency circumstances.
- Travel between school district properties using district-owned vehicles.
- Frequent walking, standing, climbing, lifting, stooping, or carrying of equipment and materials may be required.
- May be required to lift and carry up to 50 pounds.
